3 charming 4* Self Catering Holiday Cottages in the historic market town of Saxmundham, close to the Suffolk Heritage Coast and within easy reach of all popular places of interest.


This group of three Flint-fronted Georgian Cottages in the centre of the historic Market Town of Saxmundham date back to the early 1800’s and are arranged in a horseshoe shape around the small courtyards at the back. They can be made accessible from the back when booked together for family groups or friends holidaying together.

The 2-bedroom cottages are both single-storey (with ground-floor bathroom and bedrooms, level floors throughout and no steps), so ideal for anyone seeking accommodation without stairs to climb.

The cottages have been refurbished to provide modern facilities combined with charming period features - such as an exposed flint wall, fireplaces, oaks beams, traditional Suffolk ledge & brace doors, wooden floors, vaulted ceilings with chandeliers, and period memorabilia.

All of the cottages have gas central heating, a hairdryer in each bedroom, a bath with shower over the bath, and a shaver point. The kitchen in each cottage has an oven, fridge-freezer, kettle, toaster, microwave and Tassimo coffee machine. Laundry facilities available by arrangement.

Also provided is cotton-rich bed linen, non-allergenic pillows and duvets, and large fluffy bath towels, plus cupboard essentials such as tea, coffee, salt, pepper, foil, kitchen roll, etc., and plenty of tea towels. There are leaflets, OS maps, walking route maps, and guide books in each cottage too.

Each Cottage has a pleasant outlook from the front windows, of the Victorian houses in the quiet residential street beyond.

Chapel Cottage

(Sleeps 2)
Chapel Cottage is a cosy and compact two-storey accommodation ideal for solo travellers or a couple. Perfect for a romantic break. The ground floor is open-plan with a dining area overlooking the street, a comfortable sitting area, and a small but fully-equipped kitchen area.
Upstairs is the bathroom and the bedroom, with small (4ft) double bed.
This cottage has a covered alleyway outside which is useful for walkers, birdwatchers or cyclists to store boots, coats or bicycles.

Corner Cottage

(Sleeps 4)
The open-plan arrangement of the living room and kitchen/dining area makes it a very sociable space and useful for families with children.
One bedroom has a double bed and the other can be arranged as a kingsize double or a twin room.

Flint Cottage 

(Sleeps 4)
This cottage has a separate living room, galley kitchen, and a sunny dining room overlooking the pretty courtyard at the back - which is for sole use of guests at Flint Cottage.
One bedroom has a double bed and the other can be arranged as a kingsize double or a twin room.
The log-burner in the living room is popular during the winter months, and particularly at Christmas and New Year.

Corner Cottage and Flint Cottage are single-storey with ground floor bathroom and bedrooms, no stairs or steps, level floors, and high/vaulted ceilings throughout.

All Seasons Cottage Breaks know that circumstances can change, for a whole variety of reasons, and as a small family-run business they are able to take a more flexible approach to helping their guests if they find they cannot stay on their booked dates (due to illness, for example). Where it is possible to do so, they try to arrange alternative dates rather than guests having to cancel altogether a trip they may have been looking forward to for a long time.
